If your roofing material is within five years of its estimated lifespan, begin routinely inspecting your roof and look for signs that the end is near. If your roof is over its estimated age, it may be the ideal time to shop for a new roof.

Another way you can tell it’s time to replace your roof is by looking at its underside. If you have an attic or an upper crawl space, go to that space and look up. When you do, you’re looking at the underside of your roof. If you can see sunlight peeking through, there are gaps or holes in your roof that need to be repaired, or your roof needs to be replaced. If you see water staining on the underside of your roof, water is seeping in and your roof likely needs to be replaced.

This is a sign that your roof is retaining moisture and needs to be either repaired or replaced, depending on how widespread the issue is, and the current age and condition of your roof.
