North Atlanta contains some of the most coveted metropolitan real estate in the US. Unlike most major US cities, Atlanta’s Northern suburbs have great schools, short commute times, and a relatively low cost of living.
In part one of this blog, we will give you an in-depth look into some of the most well-known Atlanta suburbs.
One of the most populous areas of the Atlanta metropolitan area, Cobb County boasts one of the state’s largest municipalities (Marietta), as well as the future Stadium of the Atlanta Braves, and the future training complex of the Atlanta United MLS team. The Median Home value in Cobb is $198,600, with values having risen over 6.6% in the last year. These prices are predicted to continue rising, as the country continues a historic economic boom.
Cobb, like its sibling Fulton County, is rarely described on its own anymore. The county is so diverse from one end to the other, that just calling it “Cobb” is a disservice.
With this in mind, let’s take a more detailed look into what makes this area more than its namesake county!
Historic downtown Marietta fell on hard times during the Recession. However, it has recently turned a corner, as businesses are flocking to the area. Aside from the sports franchises, Sun Trust Bank, and Comcast have invested billions into the area with the latter building its new headquarters at the Atlanta Braves development.
This has turned the once heavy sellers’ market back to a more neutral setting, as home values have risen by 6.4%, with a 3.6% value increase predicted for the year to come. Marietta also boasts some of the best schools in the state, as well as reasonable home prices ($227,000 median price).
However, many statistics for Marietta are skewed by its heavyweight neighbor… East Cobb.
Ah yes, the bubble. At least, that’s what many of the local adolescences call it. East Cobb is home to the very best public schools in the state, with some (like George Walton High Comprehensive) being ranked nationally. These schools also rank as some of the best in athletics and music & arts in the state as well. This distinction causes families from all over Georgia to flock to this once rural suburb.
Still, the area has remained remarkably affordable, if you know where to look. Prices in this area range from $100k, all the way to $3.5 Million, making it one of the most diverse markets in all of North Atlanta!
The 30+ Paradise! “Smynings,” which refers to both Smyrna and Vinings, refers to the South-Western I-285 stretch of Cobb County. Being the closest the county comes to being an ITP (inside the perimeter) environment, “Smynings” is a thriving area for young professionals wanting a break from the downtown environment (as well as the financial improvement).
“Smynings” has been growing for much of the last decade, with Vinings receiving the biggest boost in home values (median of $457,000). The growth of Vinings influences the growth of next door community, Smyrna, where median home prices are in the $208,000 range. The result of this fast growing business and residential area has caused the Atlanta Braves to decide to move to this community too! Unfortunately, what “Smynings” boasts in youth and business, it grossly lacks in public schools.
